We require a down payment of $10,000 to $20,000 for any of our houses, plus the first month's payment. When you pay a $10K - $20K down payment, then we won't judge your current credit or time on the job as much as we normally would. We do take an application and pull credit, but what we're looking for is someone who can (1) afford the payments, (2) has the down payment, and (3) will be able to finance the home by traditional methods within 3 years.
